Joshua Svec has been involved with many aspects of the real estate industry since 2008. While completing his Masters Degree in Coaching from the University of Western Ontario, where he also played OUA football, Josh purchased is first cash flow property. A triplex, which he lived in the basement and rented out the top three units. Since that first real estate purchase Josh's passion for real estate grew into a drive to learn everything about the industry.
He is a partner in the company Greener Project Development which has grown their portfolio to over 85 beds. When Josh joined the team their rentals were at 50% vacancy. Developing management tactics and systems Josh was able to fill all vacancies within a year. The company has maintained full occupancy while acquiring new investments since that time.
This company, Air Realty, resulted from his drive to improve the current real estate model and to address the lack of empowerment granted to homeowners. Josh’s mission is to provide tools that place the power of the transaction into the hands of the customer.
My wife and I worked hard at planning and preparing for the sale of our home so when the time came to put it on the market we decided that we would sell it ourselves to maximize the return for our efforts. We were confidant in our ability to sell but recognized that the key to success was connecting with potential buyers. Air Realty proved to be a fantastic way to connect with buyers by putting us in front of everyone searching for homes on the MLS, especially real estate agents assisting their clients in finding a home. Creating our listing was a breeze with the interactive forms on the Air Realty site.
Once the listing went live, we immediately began to get calls from buyer agents wanting to book a showing for their clients. All our work cleaning, painting, decluttering, staging, taking photos and gathering information for the listing paid off on the first day. We knew that selling our home privately would be challenging, but we wanted to avoid all of the daunting and staggering costs of listing with an agent. Going the private route, we needed the exposure of MLS and REALTOR because it’s the go to place where everyone looks when house hunting; both agents and the public buyers alike.
I thought, “how would we get our listing on MLS without actually listing with an agent?” Impossible right? No! Air Realty was our answer.
For a very low monthly fee, we had our listing placed on MLS. This also put us directly into the driver's seat in terms of the commission an agent would receive if they brought in buyers.
